Intro: Suite 114 at the Pawnee Office Park was a raw shell space leased by a regional accounting firm that needed it finished and ready for occupancy within a tight timeframe. The project included full interior buildout — partition walls, drop ceilings, electrical, HVAC rough-in coordination, flooring, paint, and a small kitchen and break room. The tenant had a hard move-in date tied to their existing lease expiration, which meant the schedule was not a suggestion. We completed the buildout in eleven weeks, passed all required inspections on the first attempt, and turned the space over three days before the client’s deadline. The firm has since renewed their lease and contacted us about an adjacent suite.
